I don’t think my house is worth being professionally staged. Why would it help me?

Home staging emphasizes the potential value of any home no matter what the price point.  Based upon statistical data, even a small staging investment could net you thousands in return and speed of sale.

The housing market is good in my area. I don’t think my house needs to be staged to sell. Why should I?

Every house will sell…it’s a matter of when and for how much. Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it could have. Professionally staged homes sell on a conservative average of 6% higher. If your home sold for 400K without staging, it probably would have sold for 425K if it had been staged.

Agents are more likely to show a home that is  "show-ready".  And guess what… Staging expenses may be tax deductible as a marketing expense! Check with your tax accountant.

There are many homes for sale in my area. Would staging my house give me a competitive edge?

Leaving your house in as-is condition will help sell the competition! Every house will sell…it’s a matter of when and for how much. To sell quickly and for top dollar, it is imperative to present the home to it’s highest potential—a step above. The key to selling in a buyer’s market is professional staging. Competition is stiff and real estate agents know that buyers have very high expectations.  

Why can’t I just stage my own home?

Home sellers are usually incapable of successfully staging their own home. Why? Because our homes are like our children, we don’t always see all of the flaws. We’ve gotten used to the way it looks and it is emotionally difficult to change it. When you can’t view something objectively then you are unable to package it effectively. Most home sellers don't stage homes for a living.  That’s what professionals are for and that is where the greatest returns come in.

Can’t homebuyers use their imagination and look past the décor?

Only 10% of homebuyers can actually visualize the potential of a home. Don’t let the advantages of your home be overlooked and left up to the buyer’s imagination. Buyers cannot readily see past clutter and personal items and styles.  Once you put your house on the market, it’s not yours anymore! Stagers help you see the house through buyer’s eyes.

I have a vacant home for sale. Isn’t the livability and potential obvious to buyers?

You don’t want the advantages of your home overlooked and left up to the buyer’s imagination. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference. The number one reason a buyer purchases a house is because it feels like home. It is warm and inviting, and the buyer makes an emotional connection. Have you ever heard an empty room described as warm and inviting? Probably not. Sterile, cold and uninviting are the three most popular words to describe an empty room.
